CONSTRUCTION DEBRIS IN CUL DE SACS

Remodeling your unit, that's great! Please do not put your construction debris in the cul-de-sacs on Sandida and Nummie. The City will not pick up construction debris that has been placed curb side. You need to put your trash in your can or haul it to the dump on Dorchester Road. If the debris has to be removed by the Association you will be charged for the labor to do so. Please be courteous and remove your debris. Take some pride in Fireside and keep it clean.

DECK PROJECT

The deck replacement project is moving along, with occasional hiccups such as weather, here and there. We appreciate everyone's patience and understanding through this project. A contractor banging on your unit at 8 am removing the old decks or installing the new one is not pleasant but it is a small inconvenience to temporarily bear for the final product, a new, up to code, safe and enjoyable deck again.

Unlike the old decks, the new decks have been stained rather than painted. The stain should be relativly low mainteance.

Powerwashing was delayed but will commence in the next few weeks.

The deck project will commence again by the end of this month. Owners need to be aware that any water damaged wood and repairs underneath the decks is their responsibility to replace. The HOA is only responsible for the exterior of the Town home and owners are responsible for anything underneath the siding. Now that all the county schools are back in session, please be cautious while driving through the community.... Here are some simple reminders for drivers:
Slow down and be especially alert in the residential neighborhoods and school zones
Take extra time to look for kids at intersections, on medians and on curbs
Enter and exit driveways and alleys slowly and carefully
Watch for children on and near the road in the morning and after school hours
Reduce any distractions inside your car so you can concentrate on the road and your surroundings. Put down your phone and don’t talk or text while driving

Reminder for your kids:
They should cross the street with an adult until they are at least 10 years old
Cross the street at corners, using traffic signals and crosswalks
Never run out into the streets or cross in between parked cars
Make sure they always walk in front of the bus where the driver can see them

PLEASE, add to the list a reminder to speak to your kids about not leaving trash behind at the bus stops.

Just a reminder, detonation of fireworks is prohibited in Fireside Lakes. Although they may be legal in the state of South Carolina, North Charleston prohibits them as well as Fireside Lakes. Please do not detonate fireworks in the community.

UPDATE ON DECKS AND POOL

The deck project has been put on hold temporarily. After completion of the first deck, the Board of Directors opted out of the contract with Brace Builders and have put the project back out for bid. The Board felt it was in the best interest of the community to not continue with Brace Builders.

The main drain cover was wrenched from the bottom of the pool recently. This was part of why the pool was closed for a week recently. Please do not pull on these covers. They are in place for your safety. Any further vandalism could result in the pool being closed for the remainder of the season.

POOL CLOSED FOR REPAIRS

The pool is temporarily closed for repairs. Someone found the need to pull the main drain cover off the anchors on the bottom of the pool. The repair requires the pool be drained so it is closed until further notice.

DECK REPLACEMENT HAS COMMENCED

The deck replacement in the community has commenced. Upon removal of the first deck, water damage was discovered. Replacement of the damaged wood is the responsibility of the homeowner. The Association will allow the contractor doing the decks to provide you with an estimate which you can accept or obtain your own contractor for repairs. Your insurance policy may cover the cost of these repairs as well. Please contact our office with any questions.

POOL OPENS MAY 1st

The pool will open on May 1st. Owners who are delinquent cannot access the pool at anytime. Please contact the office if you have lost your key. There is a $25 replacement charge. Please do not loan your key out and do not leave young children alone in the pool area. Please abide by all the posted rules for DHEC and Fireside Lakes.

SPRING CLEANING TIME

With the new pine straw and mulch down the neighborhood spring spruce up has begun. Neighbors are asked to do their part by taking a look at their back yard/porch areas and cleaning up any items you may have stored their over the winter. Plant pots may have gotten brittle from the cold temps this past winter and need to be tossed. Dead plants in your pots should be pulled and properly disposed of. Broken unused items need to be removed and disposed of properly. A back yard inspection will be done sometime in the next two weeks so take advantage of the warm weather and get those back yard and porch areas cleaned up.

NEIGHBORHOOD IS LOOKING SHABBY!

In the past few weeks it seems owners/tenants have gotten into a lazy mode and are not keeping their properties up to the standards as required in the covenants. Trash cans are not being stored. Bulk items are being left out on the curb on non trash days, people are not cleaning up after their pets etc... Please take pride in Fireside Lakes and make every effort to keep the neighborhood looking its best. Store your trash can behind your unit, pick up that windblown trash fluttering by. The Board of Directors does not want to institute a fine for your property looking shabby but will take the necessary steps to do so. Don't be one of those on their list.

SIGNS TO BE PAINTED

Please take pride in the community and keep your trash cans stored when not in use. They have to be placed behind your unit to avoid a violation.

Please curb your pets. There has been a large amount of dog feces in the rear yards. The landscapers will not enter your yard when noted and North Charleston Code enforcement department will be notified.

BOARD OF DIRECTORS CHOOSES DECK CONTRACTOR

The Board of Directors met recently and made a final decision on the contractor to replace the second story decks on the units. After reviewing and interviewing several contractors, the vote was unanimous to contract with Brace Construction of Hanahan. A few more details have to be worked out in the contract but the project should be started by the end of February or the first of March. Once work commence we ask homeowners not to interfere with any of the construction, if there are concerns or issues please contact the office immediately for assistance.

TRASH CANS AND WINDBLOWN TRASH IN THE COMMUNITY

Please be reminded all trash cans have to be stored behind your unit after trash pick up day. If you are having difficulty bringing your can around to your unit because of a neighbors gate, dog, yard etc....please call the office so we can address this with them. Additionally please be sure to secure all trash in the cans so it does not blow out on this wild windy winter days. The trash ends up in the ponds and on the grounds and looks terrible. We appreciate your attention to this matter.

BACKYARD INSPECTIONS

Back yards will be inspected later this month and Jim Dixon with Code Enforcement for North Charleston will be participating in that walk through. Please inspect your rear yard and remove any old furniture, tires, trash and misc. stored items. These items will be written up and tickets will be issued by North Charleston which carry fines over $1000.00 Dog feces will also be noted and written up.

HOLIDAY SAFTEY TIPS AND CRIME PREVENTION

As the Thanksgiving and Christmas season approaches, the North Charleston Police Department wishes to assure you and your neighbors that we are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. We also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday. Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them. A particular problem this time of year is theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur, and some types cannot occur at all.

While Shopping or Going Out:
• Secure valuables out of sight in your trunk. BUT, Be aware that many cars now have fold-down seats or a remote trunk release inside the car. These conveniences make your trunk vulnerable to thieves willing to break a window.
• If at a mall or a shopping center, periodically go to the car and lock away purchases so they will not “disappear” when you put them down trying-on clothes or at the food court .
• Safeguard your purse, wallet, bank cards, and personal information. Identity thieves thrive in this environment.
• Keep close tabs on your children while shopping. With so many people it is easy for them to become lost. Make sure they know their full name, your full name, address, phone, and your cell or pager number to reach you if you get separated.
• Be aware of your surroundings going to your car, going into and out of your house, and while at the ATM. At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them

If Leaving Home (On a trip or just for a little while):
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside. While traveling: THINK SAFETY
• Before you leave, inspect the car for safety (lights, belts and hoses, fluids, wipers, tires-both wear and air – DON’T FORGET TRAILER LIGHTS).
• Pack expensive items in the trunk, or under coverings to keep them out of sight.
• Pack safely. Items stacked in the back of a van, wagon, or SUV will become 60mph missiles in a crash! They also block the driver’s view. Items secured to the roof greatly alter the vehicle’s handling in wind and emergency maneuvers.
• When you stop, take the keys and lock the doors. This applies all of the time, at home and away. An unlocked, running car invites a thief.
• Use a CLUB or other device when parking for the night or at shopping centers Keep doors locked while driving. It adds strength in a collision.
• Use seat-belts and child restraints properly.
• Be careful with bank, gas, and credit cards.
• Take regular rest breaks.
• Never send your children into restrooms alone.
• Store money in separate places to minimize loss or theft. • Stay on roads you know and take maps, cell phones, and chargers, as well as safety items like blankets, flashlights, jumper cables, a jack, and a good spare tire.
• Drive carefully- better than those around you. You need to get there alive!

Please secure all trash in plastic bags before disposing of it in your cans to prevent windblown debris on the property. Windblown trash ends up in the ponds and streets.

NEW DECKS COMING IN THE NEAR FUTURE

The Board of Directors has been busy at work researching several improvements to the community. One of the big issues in the neighborhood have been the decks on the second stories. They are falling apart, look terrible and are probably unsafe to use. The Board has reviewed several bids from contractors and are leaning toward a new material called Millennium deck. This is a PVC material that will require little or no maintenance. It simply will be washed off when the units are power washed every year. The wood post that supports the deck, however will need to be painted every so often. Notice will go out once all decisions are final to let everyone know the schedules and requirements for the replacement project.

We here at Community Management Group have been proactively working out hurricane planning and what would need to be done to amenities on the properties if a hurricane did end up hitting our area. If we are evacuated we have plans worked out with our entire staff to be back in the area as soon as possible. Our contracted vendors have been contacted and retained to help with storm clean up with our properties being priority. SLOW DOWN - SCHOOL IS BACK IN SESSION

Tropical Storm Watch – Conditions are possible in the specified area of the watch within 36 hours.
Tropical Storm Warning – Conditions are expected in the specified area of the warning within 24 hours.
Hurricane Watch – Conditions are possible in the specified area of the watch,usually within 36 hours. During the “watch” period, prepare to take immediate action to protect your family and property in case a “warning” is issued.
Hurricane Warning – Conditions are expected in the specified area of the warning, usually within 24 hours. Complete all storm preparations and evacuate if directed to do so by local officials.Short Term Watches and Warnings – Provide detailed information on specific hurricane threats, such as tornadoes, floods and high winds.
Public Advisory – Issued by the National Hurricane Center and provides critical hurricane warning and forecast information.
Tropical Cyclone Forecast/Advisory – Issued by the National Hurricane Center and outlines the meteorological reasoning behind the warnings and forecasts.

AN IMPORTANT NOTE:All public safety operations in the field will cease once the winds reach a sustained speed of 60 mph. These conditions are risky to the safety of law enforcement, fire and EMS personnel. If you have an emergency during this time, if you are stranded by rising water or if you have chosen to ignore the evacuation notice and then change your mind, once the winds reach this thresh-hold, public safety personnel are not going to be able to assist you. However, the Emergency Operations Center (EOC) will remain operational and as long as you have telephone service, information can be received from the EOC to help you until someone can reach you after the winds calm down. WAITING TO LEAVE MAY JEOPARDIZE YOUR LIFE AND THE LIVES OF OTHERS. Once the wind speed reduces to below 60 mph, public safety crews will once again respond to emergency call.

YOUR OUR HURRICANE PLAN:Have a practice drill to determine what everyone’s responsibility will be to Educate all family members in CPR and other first aid measures.
Teach children how to use a fire extinguisher and when & how to call 911 for emergency assistance.
Check all fire alarms, smoke alarms, etc. for proper operation.
Determine what the criteria will be as to whether you evacuate or stay in your home.
Know your evacuation routes and determine which route you will use should an evacuation order be issued.
Determine in advance your evacuation destination. If you will not be staying with a friend or family member, make hotel reservations at this location as soon as a “watch” is issued. Remember, that during an evacuation several towns may be evacuated at the same time and hotels will fill up quickly in all surrounding areas. Reservations can be cancelled.Make a decision about vehicles. If you have more than one vehicle and will not be taking all of them with you determine where the other vehicles will be left during the storm.
Make a decision about boats and other recreational vehicles.
If you have pets, determine whether they will evacuate with you or be placed in a shelter.
Have a list of phone numbers, such as family members, doctors, employers,insurance company’s, etc.
Make arrangements for extra cash on hand.
Catalog all personal items NOW. Include description (brand name, model number, age, purchase price, place of purchase, etc.) Take a picture of everything and make two copies of the pictures and lists. Keep one copy with you and send the other to a relative or friend out of town. Never give the insurance company the only copy.
Have a secure place for all valuables & documents that you will need to take with you, such as birth certificates, property deeds, insurance policies, etc.
Determine an out-of-town person who can be a “point of contact” to communicate messages if communications are down for an extended period of time.
Prepare and maintain a “Hurricane Kit” (a list of recommended supplies is included).
It is recommended that you have approximately 7 gallons of water for each person and food supplies for a minimum of 2 weeks.
Check all flashlights, battery operated radios & TVs, and other supplies in your“Hurricane Kit” for proper operation.
Evaluate your home to determine if you can make improvements that will provide better protection. If you have an older home, getting a professional opinion about updated building codes, etc. may be helpful in determining beneficial improvements.You should also review your insurance policy, with your agent, to determine if you need to make any coverage changes. Be sure to ask questions about coverage for updated building codes, demolition coverage for an undamaged portion of your home, flood coverage, understand your coverage and deductibles, clarify any exclusions, verify that in the event of a complete loss you will have the coverage you need to re-build, ask what you will need to prove a claim, find out what their procedures are relative to immediate protection of the home following a loss, ask who to contact immediately following the storm and get phone numbers, how long you may expect to wait for an adjuster, how contact will be made in the event that all communications are lost for a period of time, and any other questions that you can think of. Preparing now will make the claims process much easier and less stressful for everyone.
Obtain and prepare plywood, plastic, shutters or other protective provision for windows & doors.
Install and inspect the covering in advance of an emergency to insure proper fit.

PREPARING THE OUTSIDE OF YOUR HOME:
The most important thing you can do to protect your home is to protect the openings where the wind can get in.
Available options include hurricane shutters (obtain DRB approval first!), plywood covering during the storm, etc.
Check your garage doors and consider installing braces on them.
Keep all windows completely closed during a storm.
Bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. Anchor objects that cannot be brought inside.
Disconnect propane gas tanks and turn off the main gas line.
Turn off gas appliances at their individual shut-off valves inside your home, if accessible. Do not turn them off at the outside meter.
Fill your vehicle’s gas tanks as soon as possible to avoid long lines and delays.Keep a full tank of gas immediately before and following the storm because gas may not be available in the area for several days (remember, pumps don’t work when there is no electricity!).
Park any vehicles that are not evacuating with you in a garage or carport. If this is not available, park your vehicle as close to the side of the house as possible away from any trees that may fall.

Do not trim trees or shrubbery immediately before a storm, because the debris will not be collected. This debris can become a flying obstacle during a storm and be very dangerous during high winds.
Prepare your pool. Lower the water level of your swimming pool approximately 6 inches to accommodate heavy rains but do not drain it completely. Add extra chlorine to the pool and turn off electricity to the pool equipment.

PREPARING THE INSIDE OF YOUR HOME:
If you choose not to evacuate or it is not a feasible option, you should prepare the inside of your home in advance to ensure your quality of life in the days following a hurricane. Be sure you have your supplies and that they are in a secure location.
Choose a “Safe Room” where you will ride out the storm. Normally, this would be a hallway, large interior closet or an interior bathroom with no windows.
Equip your “safe room” with a battery-operated radio or TV and extra batteries; chairs, sleeping bags or cushions; snacks and drinking water; towels;games, cards, books; etc. A slow moving storm could mean a long wait.
Have a mattress ready to move into your safe room if advised to do so by emergency personnel. You should only have to do this in an extremely severe storm.
Turn off and unplug any unnecessary electrical equipment, especially sensitive electronics
BEFORE THE POWER GOES OUT.
If the power goes out, turn off the circuit breaker or remove fuses. You might want to leave on one circuit breaker that operates a lamp, so that you will know when the power has been restored.
If the electricity goes off, use only flashlights. Never use candles or kerosene lamps during the storm.Never cook during the storm. A gust of wind could spread a fire, and the fire department would not be able to respond.
Tell stories, sing songs or play games to keep children calm.
Do not go outside during the storm, unless winds have calmed briefly and protective repairs are absolutely necessary. The winds and rain may stop for a few minutes to more than half an hour and then can suddenly pick back up again from the opposite direction, possibly with greater force than before.
Turn your refrigerator & freezer to their coldest settings.
Freeze water in plastic jugs and use them to fill empty spaces in your refrigerator and freezer to help keep food cool.
Cover your refrigerator with blankets and secure them with ropes to keep the coldness in. If you open the refrigerator only when necessary and close it quickly, you can keep food cool for up to 2 days without electricity.
Prepare a water supply for bathing and sanitary purposes by storing water in the bathtub and other jugs and bottles. Seal the bathtub well by caulking around the drain to keep the water from running out. Remember that this water is NOT for drinking.
Place valuables and personal papers in a waterproof container or plastic garbage bags and store them on the top shelf of a closet. Include voter registration cards, passports, visas, and all important papers.Take identification and insurance papers with you if you leave your home(you should take a recent electric or other utility bill, voter registration card,etc. with you to prove permanent residency and facilitate re-entry).
Fill clean, sanitary jugs with water for drinking. You will need a minimum of 7gallons per person. Sterilize the jugs by putting a little chlorine bleach (plain,no lemon) in some water, sloshing them around and rinsing thoroughly.

AFTER THE STORM HAS PASSED:
Stay tuned to the radio or TV and remain indoors until you hear the “all clear”.
Stay away form ALL downed power lines. The line can still be “live” whether the power is off in your neighborhood or not.
Do not use your telephone unless you have an emergency.
Do not call 911 except for life-threatening situations.
If your home has sustained structural damage, do not move back in until local officials check it. The county has plans to certify buildings for safety before habitation.
Do not allow children to walk around without shoes.
Avoid weakened bridges and washed out roads.
Do not drive into flooded areas.Stay on firm ground. Moving water only 6 inches deep can sweep you off your feet. Standing water may also be electrically charged from under ground or downed power lines.
Check gas, water and electrical lines and appliances for damage.
Avoid using candles and other open flames indoors.
Use a flashlight to inspect for damage.Do not cut trees that are touching or even near power lines.
Do not pile debris near power or telephone poles or equipment. This will delay service from being restored.
Do not call the police or utility companies immediately to report downed power lines, broken gas or water mains or overturned gas tanks. Utility companies will restore electric, gas, and water and/or telephone service as quickly as possible.
If service has been restored in your neighborhood and you are still having trouble, call the utility company.
Remember that while emergency crews will begin clearing roads and effecting repairs immediately after the storm, neighborhood streets have a lower priority than major thoroughfares.
Don’t wait for the city or county to clear your streets. If possible, get able bodied neighbors together to clear a path for traffic and emergency vehicles.
Solid waste departments will collect trash as soon as possible. Priority is given to household garbage, so separate it from other trash and debris. If you fail to separate your garbage, you could create a health risk and attract rodents and other animals.

DO NOT CONNECT A PORTABLE OR RV GENERATOR TO YOUR HOUSE WIRING. THE POWER FROM THESE GENERATORS CAN ACTUALLY FLOW OUT OF YOUR HOUSE AND RECHARGE THE LINES, CAUSING INJURY TO POWER COMPANY AND TELEPHONE COMPANY EMPLOYEES.
Generators should only be connected to electrical systems that have been properly designed, equipped and inspected by the electric company or building department.Portable generators should be used only OUTSIDE of your home. Generators emit carbon monoxide gas that is poisonous.When using a generator, run a separate, heavy-duty properly grounded extension cord from the generator directly to EACH of the electrical appliances you want to power.When using a generator, calculate the total power consumption (number of watts) of all the appliances you intend to connect to be sure that you stay within the load capacity of your generator. DO NOT OVERLOAD THE GENERATOR.
Do not drink tap water immediately after a hurricane. Assume a boil water order is in effect until you are informed it has been lifted.If you did not store sufficient drinking water and must use water from the tap,do the following:
FIRST, strain the water through a paper towel or several layers of thick cloth to remove dirt before purifying, or let the water settle in a container for 24-hours so that solid particles will sink to the bottom;
SECOND,use one of the following methods to purify the water…(1) keep water boiling at a rolling rate for 3-5 minutes, OR add 4 water purification tables per gallon,OR add 12 drops of 2% tincture of iodine per gallon of water, OR add 8drops of household bleach (without lemon or other additives) per gallon of water.

It is important to take action immediately after the storm to safeguard your home and prevent more damage from occurring. That is why it is important to have all of the necessary supplies on hand.Take pictures and make detailed lists & descriptions of all damages inside and outside of your home.If you do not have insurance, the Federal Emergency Management Agency(FEMA) will set up disaster application centers within 2 weeks after the storm.If you hire an individual or business to make repairs for you, check to make sure that they have a current business license, are properly insured (including liability & worker’s comp), and possess a permit authorizing them to do the work. These safe guards will help to protect you from unsavory individuals or businesses taking advantage of you.

BACKYARD INSPECTIONS TO BE DONE IN TWO WEEKS

Management will be inspecting rear yards for trash, tires piled up, broken fence gates, excessive dog feces etc in an effort to hep the landscaper do his job and to clean up these issues to prevent vermin, snakes, standing water etc from occurring. Bids are being obtained to trim the trees in the neighborhood where ever the touch a roof or side of the buildings. Those homes affected will receive a notice when the trimming will occur.

Bids are also being obtained for siding replacement and the decks. This is a costly project and may require the Association to obtain a loan to do the project complete, otherwise it would require a special assessment or phasing of the replacement. Please pay your assessments regularly and on time. projects like this cannot be done without community support.

Three new lounge chairs were purchased for the pool area. With the deck area so small that is all the area will accommodate with out obstructing the deck which is a DHEC violation. Please respect this furniture as if it were your own.

Please be reminded fishing in the ponds is for residents only. Recently people were approached about fishing in the ponds and said they were given permission by an owner in Fireside to do so. This is a liabilty to the Association and only residents are permitted to fish. Catch and release only.

Dear Homeowners,

Below you will find some important information pertaining to taking care of your pets. Why Scoop the Poop?Besides being a nuisance, uncollected dog waste is a serious problem for our association. Next time you’re tempted to leave your dog’s droppings on the lawn, please remember these facts:
1. The Environmental Protection Agency is becoming aggressive about enforcing the Clean Water Act. Our association could be fined if dog waste goes uncollected.
2. Uncollected dog waste may lead to a special assessment. If fined by the EPA, the association could face a potential special assessment that would be levied against all members—not just dog owners.
3. The appearance and quality of the common areas are known to affect home sales—not just whether and for how much they sell, but how quickly.
4. The more residents complain about dog waste, the more time the manager must spend on enforcement rather than serving the association.
5. Uncollected dog waste spreads disease and attracts rodents who feed on pet waste.

Stop That Barking!

Dogs left alone all day get bored and restless, and many find relief in barking. Some respond noisily to any and all activity. But, nothing is as annoying as incessant barking—even for dog lovers. If your dog is a yapper or a yowler, please consider some of these bark-abatement ideas to keep the noise down in your area. Your neighbors will thank you!

 Training. Always the first recommendation for any behavioral problem! Help is as close as the Yellow Pages. Training not only helps your dog, you’ll be surprised how much it helps you, too. You may get some insight into why your dog barks so much, or what it is trying to communicate.
 Citronella collars. A humane alternative to the electric-shock, anti-barking collar and costs about the same. Available on the web and in pet stores.
 Confinement. Sometimes simply bringing an outspoken dog indoors or confining it to a crate can cut down on the disturbance to neighbors.
 Reduce stimulus. Close drapes to help muffle street noise, or leave a radio on to mask it. Disconnect telephones and doorbells before leaving your home if they upset your dog or make it bark.
 Companionship. Dogs are pack animals; they need companionship—a cat, bird, or another dog.

Consider a mid-day visit from a pet-sitting service, or drop your pooch off at a friend’s place or a day-care facility once or twice a week.

Emergency preparedness is everyone’s responsibility. Everyone should have an emergency plan and be prepared to take care of themselves for at least the first 72 hours after a disaster.

When preparing for a possible emergency situation, think first about the basics of survival: fresh water, food, clean air and warmth. Consider two kits. In one, put everything you will need to stay where you are and make it on your own for at least the first 72 hours after a disaster. The other kit should be a light-weight, smaller version that you can have ready to take with you in case you need to leave home.

Recommended Items to Include in a Basic Emergency Supply Kit:
¨ Water, one gallon of water per person per day for at least three days, for drinking and sanitation.

There is a new landscaper in the community. Barrier Island landscaping started May 4th. They will be doing their maintenance on Tuesdays. TUNE UP YOUR A/C FOR SUMMER HEAT

Spring to Summer A/C changeovers are coming as things heat up. Remember that all air conditioners have one or two drip pipes which usually go to the outside of your home. A “wet-vac” applied to these pipes is a good idea to draw out accumulated algae growth. Most units have a cap on the pipe near the “P-trap” at the indoor unit. The cap can be opened and a bit of bleach or a chlorine tablet can be added to prevent clogging.

Pet waste needs to be cleaned up or your rear yard will not be mowed. This is also a violation of the North Charleston Pet Ordinance and carries a fine up to $1092.00

Fence gates must be operational so all owners can properly store their trash cans in the rear yards, you will be notifed if your fence gate is inoperable or inaccessible.

The National Association of Letter Carriers Food Drive happens every year on Mother’s Day weekend. All of the food that is collected, last year it was 100,000 pounds, comes to the Lowcountry Food Bank and Amy Kosar is in charge of the coordination of the efforts. POOL SEASON RIGHT AROUND THE CORNER

With the recent snow and cold weather, its hard to believe the pool will open in two short months. Please be reminded your assessments must be current in order to use the pool. PARKING PADS IN THE COMMUNITY

Many of the parking pads in the community are in poor shape and in need of repairs. Please do your part to stop the further deterioration of the concrete. Make sure your vehicles are in top running condition and not leaking any fluids onto the concrete pad. Oil, gas, transmission and brake fluid are all caustic chemicals that deteriorate the concrete all that much quicker than normal where and tear. The Covenants also address this issue within the community and you can be cited for allowing such conditions to continue by not repairing the vehicle. Some of the more severely damaged areas will be repaired this spring. Additonally take care when pulling onto the pads. Many owners have ruts on both sides of the pad which will need to be repaired before the spring mowing season starts, take initiative now and fill those ruts to avoid additional assessments to your account for the damage.

AMMENDMENTS TO THE CURRENT CCR'S AND BY-LAWS APPROVED

In December owners were sent a packet of information regarding the ongoing need to amend the current Covenants for Fireside Lakes. Owners were asked to submit the ballot which was in the mailing to the management office if they were NOT IN FAVOR of the changes. Of 74 homeowners, only 6 were against the changes, therefore the 67% requirement needed to approve the changes was acheived. Once the attorney completes the filing of the new Covenants with the State of South Carolina residents and tenants can down load a copy from the Fireside website. The new changes take effect immediately and I encourage all owners to read the amendments and contact the management office if you have any questions.

Adding a fence, changing your shutter color are just a few of the things that require you to submit an ACC application. An application is available on your HOA website.

Trash Cans must be stored in a location that is not visible from the street.

Please be a courteous pet owner. Do not allow your pet to roam free or defecate or urinate on anyone else's lawn. Some people don't own dogs or cats and do not appreciate you allowing your pet to do its business on their lawn, whether you clean up after it or not.

In order for the HOA to successfully operate it counts on homeowners making their monthly assessment payments to fund the various projects, keep the lights on, pay the contractors and sock a little away for a rainy day. The Association hopes to have enough funds to start major exterior renovations on the townhomes in the next year or two. If the regime fees are not paid this will be delayed even longer, resulting in further deterioration of the buildings in the community.

2010 assessment coupon books were mailed out in December, if you did not receive your coupon book please contact our office so we may send you out new coupons or investigate why you did not receive your booklet. The assessment payment is due the 1st of each month and late fees will be applied if payment is not posted by the 30th of each month. There are various ways in which you can pay your assessment:

1) Detach the appropriate coupon from your booklet and mail your payments to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202
2) Go online to http://www.cmgcharleston.com/ and select “online payments.” You will need your account number noted on your coupon for this option if you have not already setup your account.
3) Download an ACH form from our website and set-up ACH for automatic draft of your assessment for 2010. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

DON'T LET THE COLD WEATHER FREEZE YOUR WALLET.....WINTER WEATHER TIPS

Secure your outside faucets by disconnecting all hoses from outside faucets and make sure they are drained and turned off. If you don't have a separate shut-off valve for outside faucets, protect them with insulated covers. These can be purchased from your local hardware store. You can also place caulk around the pipes where they enter your home.
If your hot water heater is in an unheated area or near drafts from outdoors, insulate it.
Before traveling out of town, turn off your water at the main valve or at the meter. You can turn off your hot water heater at the electric breaker panel.
If the temperature will be below freezing, open one or two faucets in the house to allow water sitting in the pipes to expand.
If you have an irrigation system, be sure to wrap and insulate your back flow device to prevent freezing.

Time to change those clocks back this weekend. FALL BACK, SPRING AHEAD as the old saying goes, so remember to turn your clocks back one hour before you go to bed on Saturday night. Also this is a good time to replace smoke detector batteries etc.

Additionally, Please be careful this Saturday as all the little ghosts and goblins will be out and about. If you plan to give out treats, put on your porch light so parents and kids know your home and participating in the old Trick or Treat Halloween tradition. Be extra cautious driving in the neighborhood and anywhere else you may travel. Children may dart out in front of you in their excitement.

ANNUAL MEETING SCHEDULED OCTOBER 28th

The Annual meeting of the members has been scheduled for October 28th at 6:30 pm. The meeting will be held at the Ashley River Fire Department on Dorchester Road next to the Bosch plant. You will be receiving the official meeting notice in the mail this week. The mailing will include a proxy which is needed to establish a quorum as required by the CCR's of the neighborhood. Please plan on attending this very important meeting, if you cannot attend please submit your proxy to the office, Board member or a neighbor who you know will be attending.
There are two Board positions available this year. If interested in serving on the Board, please contact me directly.

PRESSURE WASHING SCHEDULED

The town homes will be pressure washed on October 5Th & 6Th. Please take a few moments and inspect your back yards. Please remove any trash, items stored, plants etc. away from the building. During a recent inspection several homes had broken items, tables, chairs, old tires, empty broken planter pots, bags of trash, broken sinks, rotted firewood etc behind the unit. Please dispose of these items as soon as possible and properly dispose of them. Piles of trash such as this attract, vermin, snakes, termites and other unwanted wildlife. Thank you.

HURRICANE PREPAREDNESS

Historically in the Charleston area, September has been the month for most Hurricanes to affect the area. Hurricane season lasts through November so we havent made it through the season yet but lets hope we do without incident. In the event of a hurricane, here are some helpful tips to help you weather the storm.YOUR OUR HURRICANE PLAN:
Have a practice drill to determine what everyone’s responsibility will be.
Educate all family members in CPR and other first aid measures.
Teach children how to use a fire extinguisher and when & how to call 911 for emergency assistance.
Check all fire alarms, smoke alarms, etc. for proper operation.
Determine what the criteria will be as to whether you evacuate or stay in your home.
Know your evacuation routes and determine which route you will use should an evacuation order be issued.
Determine in advance your evacuation destination. If you will not be staying with a friend or family member, make hotel reservations at this location as soon as a “watch” is issued. Remember, that during an evacuation severaltowns may be evacuated at the same time and hotels will fill up quickly in all surrounding areas. Reservations can be cancelled.
Make a decision about vehicles. If you have more than one vehicle and will not be taking all of them with you determine where the other vehicles will beleft during the storm.
Make a decision about boats and other recreational vehicles.
If you have pets, determine whether they will evacuate with you or be placed in a shelter.
Have a list of phone numbers, such as family members, doctors, employers, insurance company’s, etc.
Make arrangements for extra cash on hand.
Catalog all personal items NOW. Include description (brand name, model number, age, purchase price, place of purchase, etc.) Take a picture of everything and make two copies of the pictures and lists. Keep one copy withyou and send the other to a relative or friend out of town. Never give the insurance company the only copy.
Have a secure place for all valuables & documents that you will need to take with you, such as birth certificates, property deeds, insurance policies, etc.
Determine an out-of-town person who can be a “point of contact” to communicate messages if communications are down for an extended period oftime.
Prepare and maintain a “Hurricane Kit” (a list of recommended supplies isincluded). It is recommended that you have approximately 7 gallons of water for each person and food supplies for a minimum of 2 weeks.
Check all flashlights, battery operated radios & TVs, and other supplies in your“Hurricane Kit” for proper operation.
Evaluate your home to determine if you can make improvements that will provide better protection. If you have an older home, getting a professional opinion about updated building codes, etc. may be helpful in determining beneficial improvements. You should also review your insurance policy, with your agent, to determine if you need to make any coverage changes. Be sure to ask questions about coverage for updated building codes, demolition coverage for an undamagedportion of your home, flood coverage, understand your coverage and deductibles, clarify any exclusions, verify that in the event of a complete loss you will have the coverage you need to re-build, ask what you will need toprove a claim, find out what their procedures are relative to immediate protection of the home following a loss, ask who to contact immediately following the storm and get phone numbers, how long you may expect towait for an adjuster, how contact will be made in the event that all communications are lost for a period of time, and any other questions that you can think of. Preparing now will make the claims process much easier andless stressful for everyone.
Obtain and prepare plywood, plastic, shutters or other protective provision for windows & doors. Install and inspect the covering in advance of an emergency to insure proper fit.

It is that time of the year again, school is back in session. Please be cautious when driving through the neighborhood, the neighborhood children will be out walking to catch their buses and walking back home in the afternoon. Please slow down.We hope all had a great summer with family, friends, vacations, time off, and enjoying the pool this summer. Please pass along to your visitors driving in the neighborhood to please slow down and keep our children safe.

Please speak to your kids about courtesy while waiting for the bus. Bus stops are adjacent to homeowners property. Last year we received numerous complaints about the kids throwing trash on the lawns, parents pulling up on lawns while they wait to collect their children, noise and foul language. If they dont act like that at home they shouldnt act like that in public.

Pool reminders
Residents/tenants without pool keys need to contact the office to have one issued. The police will be called if anyone is seen climbing around the gate and trespassing warrants will be issued. If you see someone accessing the pool in this manner or by swimming/wading through the pond please contact the North Charleston non- emergency police at 843-554-5700. Additionally, NO FISHING FROM INSIDE THE POOL AREA. If residents/tenants do not comply with this restriction, all fishing will be banned in the pond.

Landscape reminders
There have been several issues with the landscaping in front of units in the past weeks. Residents/tenants are not allowed to trim the shrubbery in front of the units. If you have a question or concern about the trimming please contact the office. Landscape lighting is not permitted in the beds or along the walkways and will be removed. These lights interfere with the mowing and edging. Plantings are also not permitted and will be removed.

Trash reminders
Once again everyone needs to be reminded that trash cans are not to be placed curbside until the evening before trash pick up. Please be sure all trash is disposed of properly to prevent winds from blowing it around the neighborhood and into the pond. All construction/remodeling debris needs to be disposed of properly and also not placed curbside until the evening before the scheduled trash pick up day.

Front Yard Landscaping

Owners and Tenats are not permitted to alter the landscaping in front of their units. This includes planting annuals, install landscape lighting or any kind of border. If you have already planted or made these types of changes please remove them immediately. All plantings and alteration must be confined to the rear yard.

TRASH

Owners have been dumping trash in the street at the end of Nummie Court and Sandidia Court. Please do not place items there until dusk the night before the trash pick up day and call North Charleston Waste management to be sure these items will be picked up.

Please be sure to secure all trash from being windblown on the property. This results in unsightly conditions on the property, in the pond, as well as an added expense to have it cleaned up.

Trash cans MUST be stored out of view of the street behind the units.

POOL

The pool opened on May 1. If you or your tenant needs a key please contact the Community Management office for a registration form so we may get you a key. Please be reminded your assessments must be current in order to receive a key.

PETS

Please clean up after your pets. The landscaper will not be mowing lawns that have dog feces. Owners not cleaning up after their pets will also be reported to the North Charleston Animal Control Department who can issue tickets with fines as high as $1087.00. Additionally pets must be on a leash at all times unless within your back yard.
